The Company offers professional services for both its own portfolio as well as third party services and below is a description of available services:

Property & Asset Management (Retail)

The approach for any project will be to identify the resources that will allow the project to become self sustaining and successfully stand on its own.  The Company provides a full range of property management services for its own portfolio as well as for private owners of retail properties.  We have a full complement of seasoned professionals as well as the market knowledge and expertise that enables us to approach each property resourcefully in order to maintain / increase the overall value of the asset.

Simply reacting to problem areas as they occur will never be acceptable.  Our property management staff has the autonomy and responsibility to address any issue in a timely manner and with a dedication to always make decisions that are in the best interest of the asset.

Property & Asset Management (Multifamily)

An additional area of property management is residential.  We will always be committed to remaining current on all laws and providing a level of excellence for every owner.  We will also coordinate the enforcement of rules & regulations, parking issues, delinquency procedures and property inspections which ultimately enhance an enjoyable living experience for each resident.

Through an efficient balance of budgeting, stringent financial management, operating expense analysis, real estate tax and insurance reviews, capital improvements, energy management programs, lease analysis, tenant and vendor relations and market awareness, our Property & Asset Management teams will continually develop innovative ways to increase the profitability of the properties under their stewardship. Their ongoing objective is to ensure that the property performance exceeds expectations.

Leasing

Simply stated:

Leasing drives occupancy..!   Occupancy drives revenue..!   Revenue drives results..!

A successful leasing program will include actively seeking any revenue generation opportunities that will ultimately allow a project to achieve its periodic lease up projections, create additional interest from complimentary co-tenancy as well as fully maximize the revenue potential of each individual business.

Development

This is where it gets fun.  After identifying a market, the process by which the Company canvasses and gains an immediate familiarity with the local area as well as developing professional relationships within the community is essential.  For a property to achieve any measurable success, it must gain the necessary market share in order to remain competitive and viable. 

Retail Projects

This can be more easily accomplished through site selection and determining how “under served” the market may be and how the introduction of new / first to the market retailers would complement the property and best serve the local community.  The result is the “critical mass” of retailers that the consumer may be seeking and ultimately create a destination oriented retail project.

Multifamily Projects

Understanding the residential expansion patterns within a community including infrastructure improvements and annexation plans will provide insights of probable development sites.  Any multifamily project must be in close proximity to all community oriented amenities including retail, recreation, healthcare and educational facilities as well as offer the amenities / services that any discerning resident should expect.

We are continually evaluating potential markets and project sites for new and innovative avenues for development and have identified multiple markets throughout the Southeast and Midwest in which at least one development project can be pursued.  An increasingly important area of expertise and one of the areas the Company will always strive to be a true innovator is the identification of multiple sources for financing in order to complete any project on time and on budget.

Operations

This includes responsibilities such as maintenance and janitorial as well as the necessity of continually identifying the operational requirements and challenges that a property may encounter.  A proactive approach in which potential problem areas are identified and quickly remedied will result in an enjoyable shopping experience for the public, work environment for its employees and a “no place like home” for its residents.

Financial / Accounting

The Company will adopt the governance and oversight regarding its financial responsibilities all in accordance with generally accepted accounting principles as well as what is customary throughout the industry.  The appropriate reporting schedules will be maintained to properly record the overall health and viability of the Company at any point in time and shall make any property specific information available to any party that has a vested interest.

Marketing

It will be the responsibility of the landlord to develop / introduce an events calendar which generates traffic for the property and, when available, is complemented by the promotions that a retailer may be conducting to achieve their individual sales projections resulting in a collaborative relationship.

Another area of importance will be to establish partnerships within the community with a particular emphasis on not for profit organizations.  As a destination oriented center, the property provides a unique venue for select organizations that collectively serves the best interests and needs of the local community.

As for multifamily projects, developing incentives such as resident referrals, on-site promotions including cookouts, pool parties and friendly competitive events will all add to the quality of life experience.

Owner Representation

As a 3rd party representative, the Company offers the following fee based services:
